Hot water system repair and replacement in Sale
No hot water in Sale? Common faults by system type, when a tank has to be replaced, the 1 March 2027 gas rule, compliance paperwork and installed price bands.
Most hot water faults in Sale can be repaired when the problem is a pilot, thermostat, element or valve, but a tank that is leaking from the body has to be replaced. Gas owners have a new factor to weigh: once 1 March 2027 arrives, Victorian rules require a worn-out gas unit in an existing house to be swapped for an electric system. A licensed plumber can tell you which side of the repair or replace line your unit sits on after one inspection.

This website does not send out plumbers of its own. An independent plumbing business near you reads the enquiry, inspects the system and gives its own price for the repair or the new unit, as the about page explains.
Why is there no hot water?
Start with the simple checks. On a gas unit, see whether the cooktop or heater still lights, and on bottled gas check that the cylinder is not empty. On an electric unit, look at the switchboard for a tripped circuit, and remember that units on an off-peak tariff only heat at set times. If you smell gas at any point, stop and leave the area.
| Symptom | Likely cause | Usual outcome |
|---|---|---|
| Gas storage unit, pilot will not stay lit | Thermocouple, gas control or supply fault | Repair |
| Electric storage unit, water cold or lukewarm | Element, thermostat or tripped circuit | Repair |
| Relief valve dripping all the time | Worn valve, or pressure in the system too high | Repair, often a new valve |
| Water pooling under the tank, rust streaks on the casing | Tank corroded through | Replace |
| Continuous flow unit shows an error code | Ignition, flow sensor or gas pressure | Repair in most cases |
| Solar unit cold after sunny days | Circulating pump, controller or booster | Repair |
| Hot water runs out sooner than it used to | Element failure on a two-element tank, sediment, or a household that has outgrown the unit | Repair or upsize |
A small amount of water from the relief valve drain while the unit heats is normal. A steady stream, or water coming from the bottom of the tank itself, is not.
When does replacing make more sense than repairing?
A tank leaking from its body cannot be patched, so that decision is made for you. In other cases, weigh the age of the unit, how many repairs it has had, the cost of the part against the cost of a new system, and whether the household’s needs have changed. A plumber should show you the failed part or the leak rather than just telling you the unit is finished. If it is near the end of its life anyway, a planned replacement in spring is easier than an urgent one in July.
How does the 2027 gas rule change the choice?
The state’s electric and efficiency standards page says an existing home whose gas water heater reaches the end of its life on or after 1 March 2027 must switch to an electric replacement, under the Plumbing Regulations 2018. AusNet’s summary of the new rules explains that this applies when the gas system cannot be repaired or safely maintained, so a repairable gas unit can still be fixed. The state lists exemptions for homes where going electric is impractical or costly. The 2027 gas hot water rule guide covers the dates, exemptions and the bottled gas question in full.
Which type of system suits a Sale home?
| System | How it heats | Points to weigh | After 1 March 2027 |
|---|---|---|---|
| Gas storage | Burner under a storage tank | Fast recovery, needs a flue and gas supply | Not an end-of-life replacement option in an existing home |
| Gas continuous flow | Heats water as it passes through | No tank to run out, needs enough gas supply | As above |
| Electric storage | Element inside the tank | Simple, can use an off-peak tariff, higher running cost | Allowed |
| Heat pump | Draws heat from the outside air into a tank | Lower running cost, needs space and airflow | Allowed |
| Solar with electric boost | Roof collectors plus a booster | Needs a suitable roof, booster covers cloudy weeks | Allowed with an electric booster |

What does a hot water replacement involve?
A careful replacement follows the same pattern whatever the type:
- Check the existing unit, its position, access, and the gas, power and water connections.
- Confirm the new unit’s size, fuel and position, and whether it needs a new base, flue or circuit.
- Isolate the supplies, drain the old tank and remove it.
- Fit the new unit, with a tempering valve where the bathroom outlets need one and a relief valve drain that discharges where it can be seen.
- Connect gas or power, fill, test for leaks and set the temperature.
- Hand over the compliance certificate and the manufacturer’s warranty details.
Heated water services are installed to AS/NZS 3500.4. Under the Building and Plumbing Commission’s rules, installing or replacing a Type A gas appliance needs a compliance certificate at any value, and other plumbing work needs one once the job passes a set value. The compliance certificate guide explains what to look for on it. If the gas line itself needs work, the gas fitting page covers that part of the job.
A careful plumber will not reconnect a unit whose relief valve drain empties under the house where nobody would see it, will not leave out the tempering valve to save time, and will ask before moving the unit to a spot that changes the flue or electrical work.

What does a new hot water system cost in Sale?
The Quote Yard’s Gippsland price table for 2026 puts a replaced hot water system, installed, at $1,400 to $5,100 per system. That one band covers every type, so the type, position and supply decide where your job lands. For gas units, its Victorian gas fitting table puts the gas work to connect or replace a gas hot water system at $300 to $800. Costs rise when the unit moves to a new spot, when a heat pump needs a new circuit, when the old unit is hard to reach, or when the base or flue has to be rebuilt. Ask each provider to list the unit, the labour, any valves and the removal of the old system as separate lines so quotes can be compared.
How do Sale winters affect a hot water system?
Wikipedia, quoting the East Sale weather station, gives a July mean minimum of about 3.3 C. Cold mains water entering the tank means the system has to lift the temperature further in winter, so an undersized or failing unit runs out sooner in July than in January. Inland towns along the Thomson, such as Heyfield, see the same seasonal pattern. Many households first notice an element or thermostat fault on a cold morning, which is a good reason to have a tired unit looked at before winter.
What should you check before choosing a replacement?
The hot water replacement checklist walks through the decision step by step. In short: know the age and size of the current unit, whether your home uses mains gas or bottled gas, where a new unit could go, and whether you plan to apply for a rebate, because some programs must be arranged before the installation.
Next step
In your enquiry, give the type and fuel of the current system, its approximate age, where it sits, and what it is doing now: cold, lukewarm, leaking or showing an error. Add a clear photo of the rating plate on the side of the tank and one of the area around it. Then describe your hot water problem in an enquiry and a local provider can price a repair or a replacement.
Frequently asked questions
- Should I turn the hot water system off when going away from Sale for a while?
For a few days, most people leave it on. For a longer trip, an electric unit can be switched off at the isolating switch and a gas unit set to its vacation or pilot setting. Ask the installer how your model should be restarted, because some need time to reheat to a safe temperature before use.
- What size hot water system does my household need?
It depends on the number of people, how many showers run at once and whether the unit is on an off-peak tariff. A storage unit on off-peak power needs a bigger tank than one that can heat at any time. Give the provider the household size and your morning routine so they can size it.
- I rent in Sale and the hot water has failed. What should I do?
Tell your rental provider or agent straight away, in writing, and keep a copy. The Victorian Energy Upgrades program notes that from 1 March 2027 a rental gas water heater that cannot be repaired needs an efficient electric replacement, such as a heat pump or electric boosted solar.
- Is a dripping relief valve dangerous?
A few drops while the tank heats is how the valve is meant to work. A constant flow wastes water and can point to a worn valve or high mains pressure, and a valve that never releases can be a worse problem. Do not cap or block the drain line. Have a licensed plumber check it.
- What paperwork should I keep after a new hot water unit goes in?
Keep the compliance certificate, the tax invoice listing the model and the manufacturer's warranty card or registration email. Warranties often depend on the installer's details and installation date, and a buyer or insurer may ask for the certificate later.
